A Half-Month Deposit Does Not Describe the Full Move-In Bill
British Columbia’s deposit rules limit one part of the rental transaction, but a student may still need several payments close together.
A landlord may request a security deposit of no more than half of the first month’s rent. A separate pet damage deposit may also be no more than half a month’s rent. Rental application fees are not permitted, although a strata property may have a move-in fee under its bylaws. [S1]

A lower advertised room price does not automatically produce a lower first-month bill. A distant lease may reduce rent but increase commuting costs, while a furnished room may reduce setup spending. The contract details matter more than a citywide average.
The Canadian Financial-Support Amount Is Not a Vancouver Spending Target
For study permit applications made on or after September 1, 2025, one applicant outside Quebec must show CAD 22,895 for living expenses. The federal amount excludes tuition and transportation, and applicants must also demonstrate funds for those categories. [S2]
This amount is a national immigration reference rather than a Vancouver rent or lifestyle estimate. The calculator therefore keeps tuition, recurring living expenses and arrival cash separate. Vancouver Tuition Depends on the Institution and Programme
A single “Vancouver tuition” figure can hide a wide gap between university faculties, colleges and student-status categories.
UBC’s 2026/27 international undergraduate schedule lists CAD 51,530.40 for Arts, CAD 53,082 for Computer Science and CAD 66,199.66 for Engineering at the stated full-year course loads. [S3]
Simon Fraser University gives an estimated 2026/27 annual tuition-and-fees amount of CAD 38,944 for an international undergraduate student using its standard planning profile. [S4]
Langara College estimates CAD 22,761.76 for 30 credits across two semesters, including its listed tuition, books and student fees. [S5] Vancouver Community College publishes deposits and fee totals by programme, so the selected programme schedule is more useful than one general VCC figure. [S6]

Transit and Health Charges Depend on Student Eligibility
An eligible post-secondary student enrolled in U-Pass BC pays CAD 46.90 per month through August 31, 2026. The monthly amount becomes CAD 47.85 from September 1, 2026, and institutions collect it with student fees. [S7]
A student without U-Pass eligibility may face regular adult fares instead. From July 1, 2026, TransLink lists the adult one-zone monthly pass at CAD 117.20, the two-zone pass at CAD 156.70 and the three-zone pass at CAD 211.65. [S8]
International students enrolled in British Columbia’s Medical Services Plan with a study permit valid for six months or longer are billed a provincial health fee of CAD 75 per month. [S9]

The First Vancouver Term Can Require Several Payments Before Classes Settle
Annual totals are useful, but the order of payments determines how much accessible cash is needed around arrival.
After accepting the offer
Admission or tuition deposits may be due before the remaining tuition balance. The amount and refund rules come from the selected institution and programme.
When securing housing

How the Vancouver Estimate Is Calculated
The model uses Canadian dollars and combines the selected housing amount with configured food, transit, health, phone and personal-spending inputs. The lifestyle selection adjusts recurring expenses. Twelve months of living expenses are then added to the selected annual tuition route.

Questions About a Vancouver Student Budget
Is CAD 22,895 enough for one year in Vancouver?
It should not be treated as a Vancouver spending estimate. It is the federal living-expense reference for one applicant outside Quebec under the stated application dates, and it excludes tuition and transportation. [S2]
Can a Vancouver landlord request two months of rent as a security deposit?
British Columbia limits the security deposit to half of the first month’s rent. The first rent payment is separate, and a separate pet damage deposit may apply when permitted. [S1]
Does every Vancouver student need the regular adult monthly transit pass?
