Toronto vs Vancouver Student Budget 2026: Rent and Living Cost Comparison
Toronto and Vancouver both require a large housing budget, but the cheaper route depends on residence type, transit eligibility, health coverage and the cash required when a private tenancy begins.
Figures are planning estimates. Confirm programme fees, visa requirements and housing terms with the relevant official provider before making payments.
Compare Toronto and Vancouver monthly student costs
Adjust each city separately. Housing presets use selected 2026 university residence references, while food, phone and personal spending remain editable because neither city has one official student-wide tariff for those expenses.

Rent depends more on the housing route than the city name
U of T’s 2026 off-campus planning range places Toronto housing between C$1,220 and C$2,700 per month. The range covers different locations and housing types rather than one citywide average. [S1]
Campus-linked accommodation can sit below the upper private-market figure. U of T Graduate House lists 2026–2027 monthly equivalents from C$1,208.05 for a double room to C$1,766.03 for a premium single, with utilities and internet included. [S2]

The table does not establish an average private rent for either city. Residence eligibility, contract dates and room availability can narrow the usable choices. A student considering downtown private housing should replace the preset with the quoted rent and add any utilities that are not included.

Transit gives Vancouver an advantage for eligible students
Toronto post-secondary students can buy a TTC Post-Secondary Monthly Pass for C$128.15, and a TTC post-secondary photo ID is required. Pay-as-you-go PRESTO travel is C$3.30 per journey, so the monthly pass is not automatically the cheaper choice for a student who walks to campus or travels infrequently. [S6]
Metro Vancouver’s U-Pass BC costs C$46.90 per month through August 31, 2026 and C$47.85 from September 1, 2026. Eligibility is decided through the participating post-secondary institution, and exemptions are limited. [S7]
Toronto transit route
The monthly pass adds C$80.30 more than Vancouver’s September 2026 U-Pass default. A Toronto student living within walking distance can reduce or remove that difference by using pay-as-you-go travel.
Vancouver transit route
The U-Pass covers regular bus, SkyTrain and SeaBus travel for eligible students. Students outside the programme need to replace the calculator amount with the applicable Compass fare.
Housing farther from campus may reduce rent but increase commute time or introduce travel outside the expected route. The assumptions used for Vancouver student living costs should therefore be matched to the institution and neighbourhood rather than the city alone.
International student health charges are close, but not identical
University of Toronto international students covered through UHIP face a C$948 charge for the 2026–2027 academic year in the cited U of T fee schedule. The calculator divides that amount by 12, producing a C$79 monthly allocation. [S8]
International students enrolled in British Columbia’s Medical Services Plan with a valid qualifying study permit are billed a C$75 monthly health fee. [S9]
These amounts cover the recurring basic route used by the comparison. Temporary arrival coverage, extended health plans, dental coverage, dependants and institution-specific supplementary fees are not included.
Toronto can require more cash when a private lease begins
Ontario’s standard-lease guidance allows a landlord to collect a last-month rent deposit. It must be applied to the final rental period, cannot exceed one month’s rent or one rental period, and cannot be replaced by a damage or pet deposit. [S10]
British Columbia permits a security deposit of no more than half of the first month’s rent. A separate pet damage deposit of up to another half month may apply when pets are allowed. [S11]

Under these two selected rents, the Toronto private-tenancy model requires about C$850.79 more at move-in. The comparison excludes refundable key deposits, strata move fees, furniture, utility activation, short-term accommodation and any pet deposit.
When Toronto may cost less
Toronto can move below Vancouver when the student secures a lower-cost residence room, lives close enough to avoid a monthly transit pass, or shares a private unit with several tenants. The U of T Graduate House double-room figure is below the selected Vancouver Marine Drive preset, which shows how strongly the housing route affects the result.
Toronto may also suit students whose programme, employment or placement keeps daily travel within a compact area. In that case, replacing the full TTC pass with pay-as-you-go trips can remove most of the default transit difference.
When Vancouver may cost less
Vancouver has a clear recurring-cost advantage when an eligible student combines a lower UBC residence profile with U-Pass BC. The provincial half-month security-deposit limit can also reduce the cash needed to begin a private tenancy compared with Ontario’s last-month-rent system.
The advantage can disappear when only a higher-cost studio or private market unit is available. Students living away from the main campus should also consider whether the commute remains covered by the expected transit route and whether the rent includes electricity, internet and laundry.
Methodology
The comparison uses Canadian dollars and 2026 or 2026–2027 official tariffs available on July 17, 2026. Monthly recurring cost equals housing, food, local transport, basic international student health coverage, mobile phone and personal spending. Annual living cost is the monthly result multiplied by 12.
Housing presets are selected university residence amounts, not citywide rent averages. Toronto’s default uses the U of T Graduate House economy-single monthly equivalent. Vancouver’s default uses a selected UBC Marine Drive year-round monthly instalment.
The food, phone and personal fields begin with equal neutral assumptions so an unsupported citywide difference is not built into the result. UBC’s 2026–2027 cost-of-attendance figures group housing and food together and distinguish on-campus and off-campus living, which is why those expenses remain adjustable rather than being presented as one fixed Vancouver amount. Move-in cash is shown separately because deposits are refundable or applied to a later rental period and should not be counted as recurring monthly consumption. Tuition and one-time immigration costs are outside the scope of this rent and living-cost comparison.
