The Visa Finance Check and a Sydney Budget Measure Different Things
Home Affairs may ask a student visa applicant to show funds for travel, 12 months of living costs, tuition and any relevant family or school costs. The evidence test is therefore broader than a rent-only target, yet it is not a promise that a stated living-cost amount will match a chosen Sydney housing route. [S1]
UNSW currently cites A$29,710 as the living-cost finance reference introduced on 10 May 2024. On the same page, its Sydney examples produce annual totals of A$30,680–A$40,560 for a share-house profile and A$40,820–A$69,420 for a one-bedroom unit; those expense estimates are marked as accurate to May 2025. Weekly Rent Can Become Six Weeks of Cash at Move-In
Private rentals in New South Wales are commonly advertised by the week, while the calculator displays a monthly planning amount. A weekly figure should be converted across 52 weeks rather than multiplied by four; A$500 per week is A$26,000 per year, or about A$2,167 per calendar month.
For a standard residential tenancy, the permitted start-of-tenancy amounts include a holding fee of no more than one week’s rent, a rental bond of no more than four weeks and rent in advance of no more than two weeks. The holding fee must be applied to rent when the agreement is signed, so the peak cash requirement depends on whether it has already been paid. [S4]

OSHC and Tuition May Be Paid Before Arrival
OSHC must cover the entire period of study in Australia. It is not a monthly optional service that can be added after arrival, and the policy dates may extend beyond a 12-month budget year. [S5]
The University of Sydney’s 2026 fee page shows first-year international tuition guides from A$49,200 for undergraduate nursing to A$56,300–A$60,600 for science, with higher or exceptional course routes outside ordinary bands. It also states that the first payment at offer acceptance covers first-semester tuition and can include OSHC when the preferred provider is selected; the exact acceptance amount is set out in the offer letter. International Students Should Not Assume a Concession Opal Fare
NSW tertiary concessions generally require Australian citizenship or permanent residence as well as eligible full-time study. International students qualify through the listed exceptions for an Endeavour Scholarship, Australian Awards Scholarship or Research Training Program Scholarship. A full-fee international student outside those exceptions should budget for adult public-transport fares. [S7]
Campus distance therefore affects more than rent. A lower weekly room price can still create a larger transport bill and more time in transit, while a central room may reduce travel but require more cash for the bond and rent in advance.

Housing and study area are adjustable, while food, transport, OSHC, phone and personal spending are baseline monthly inputs. Tuition is added as an annual route, and the first-year result adds the arrival allowance configured in the calculator.

Official tuition pages, visa charges, insurance dates and tenancy documents control actual payments. Weekly institutional living-cost examples are useful reference points, but they are not a Sydney-wide rent index.
