A Low Residence Rent Does Not Guarantee a Berlin Room
Berlin residence prices and Berlin residence access are separate budget questions. TU Berlin states that studierendenWERK rooms are allocated through a waiting list and gives a current waiting period of two to three semesters. [S1]

At Düsseldorfer Straße, one-person rooms are listed at €354–€405, while the stated waiting time is over 24 months; the residence is also closed to applications during renovation work from spring 2026. For a residential cash deposit, Section 551 of the German Civil Code limits the amount to three times one month’s rent excluding operating costs shown as a lump sum or advance payment. Berlin Public-University Charges Are Institution Specific
The public-university route should not be read as one citywide invoice. Tuition, semester contributions and special-programme charges are different items.

The Financing Reference Is Not a Berlin Spending Cap
For students who need visa financing evidence, the published reference is €992 per month or €11,904 per year. The same official guidance allows several evidence routes, including parental income, a blocked account, a bank guarantee or a recognised scholarship. [S7]

Health Insurance Can Change the Monthly Total
Health-insurance status is not identical for every international student. As one published 2026 example, Techniker Krankenkasse lists total compulsory student contributions of €141.16 per month for a person under 23 without a child and €146.29 for a childless student from age 23, with other totals for parents. The Berlin First-Year Payment Sequence
The dates matter because several payments can fall due before the first normal month has settled.
Before the visa or residence application
Prepare the accepted financing evidence for the route that applies to the application.
Before enrolment
Pay the university’s stated semester contribution in full and allow for transfer charges where relevant.
When housing is secured
Separate Kaution, first rent and any temporary-housing overlap from the recurring monthly estimate.
During the opening months
Keep cash available for the remaining deposit instalments, insurance, household setup and a possible move from temporary accommodation.
